This multi-family condominium project consists of thirty-six residential units rising to nine levels. The site borders the west side of Centennial Park and has been newly designated an Urban Design Overlay district. In keeping with the design guidelines, the site has been maximized to reinforce the street edge and encourage a pedestrian-friendly environment, providing a dense urban character for the core area of this district. The street level along 30th Avenue will consist of retail/commercial space to enhance pedestrian activity and provide compatible uses with the neighborhood area. The building design breaks down the inherent mass in a project this size with outdoor terrace elements along with changes in the fa'ade material to designate a rhythm that is currently lacking along 30th Avenue. This project presents a unique opportunity to help establish an appropriate urban character for this district.
